APART USA is a leader in adaptive investments and solutions for the reuse of urban resources and facilities. Our team is able to create something incredible where nothing has been before. We preserve and enhance the historical heritage in the process of reconstruction, at the same time, creating buildings that will inspire and improve the lives of future generations. Our solutions attract the most innovative and creative global practices.
APART USA was founded by Steve Pak in 2021 in Illinois, as a company designed to demonstrate a new level of services of a redevelopment management company and an architectural agency in the region. Steve Pak has more than 20 years of experience working and managing in the real estate sector, from construction, organization and development of the hotel business to the redevelopment of cultural heritage sites. His experience in organizing real estate transactions, managing, improving processes and services allows APART USA to successfully develop and compete.

In the context of the climate crisis, we need more than ever to take a fresh look at how we design and build buildings.
We prioritize social and environmental needs over economic benefits. We strive to be light and ensure that we have a positive impact on our environment by minimizing resource depletion and applying the principles of regenerative design. We believe that the natural environment can serve as both a source of inspiration and a context.
Buildings should be located in the landscape, not on it, which does not mean that they should hide, they just have to react to it. Buildings can also literally become a landscape, either by being embedded in it or by creating surfaces and spaces that become a natural habitat.

We are interested in how people inhabit buildings and the spaces around them, and their stories. We work with users and the wider community to understand the social context, as well as conduct thorough historical and topographical research to create designs. It is important for us that these stories are evident in our projects.

Our concept creates adaptive, less regulated spaces that provide a common framework that can be shared and adapted by the people using it.
We are interested in the intelligence that architects can bring to create a solid foundation that encourages others to fill in the gaps and adapt spaces; encouraging ownership and a sense of identity. We offer a variety of spatial arrangements from studios to art solutions-lofts, attics and terraces with flexible common spaces that can be used by merchants, community groups and artists, providing an experimental site to accommodate different potential activities.

We encourage a collaborative approach to the design of built environments to ensure that the client and all users are involved in the process. This job often requires us to understand and solve complex tasks. For us, a delicate approach to the vision and nature of our clients' work and life is always important.

For us, the character and identity of the broader context should define our design. As a result, each of our buildings has distinctive qualities that match both the sense of place and the spirit of our customers and the people who use them. Changes in scale, volume, texture, light and color create spaces that not only surprise and delight, but also provide a wider range of opportunities for their settlement and recreation.
